Kingsmeadows House (KMH)

Is the Georgian house (built in 1795 by Sir John Hay) shown within the green boundary. It is comprised of 12 flats and has it's own owners' association which deals with all matters within the green boundary.

The entire site is Grade B listed, including the terrace, wall "gazebo" (in the woods near the Eastern boundary close to the river), gate, gatepiers and the boundary wall. Listings are managed by Historic Environment Scotland which can be searched via their portal (which includes a handy map search).

Kingsmeadows Owners Association (KOA)

Is the Development Management Scheme created to manage the grounds, i.e. the green shaded area (within the brown boundary, but outside the green boundary around KMH). In practice it also maintains the strip of fishing rights, the paths in the woods and the victorian bowling green. This primarily consists of gardening, but also includes the roads and boundary walls. Members include all of the members of KMH, the Lodge House and Granton Homes (the developer).

Part of the grounds are managed as wildflower meadows. We are proud to be part of the Tweed Meadows project.

Costs are split evenly between the 23 units (some exceptions) per rule 19 of the KOA Rules.
